Bridge-to-Term Loans (β¬1m +)
Our bridge loan facilities are designed for short-term opportunities, with terms typically ranging from 6 to 24 months with a view to transitioning to term finance, all in one facility. We provide funding of up to 70% loan-to-cost (LTC) and cover capital expenditure, refurbishment works, lease-up, and transitional business plans. These facilities are particularly suited to time-sensitive transactions where speed, flexibility, and a clear path to stabilisation are key.
Inventory Loans (β¬1m +)
We offer bridge-to-sell facilities to support borrowers ahead of a planned disposal or portfolio exit, typically over 6 to 18 months. With leverage of up to 75% loan-to-value (LTV), these loans provide the flexibility to enhance value prior to sale, whether through stabilisation, light refurbishment, or resolving asset-level complexities.
