Bridge Loans (€1m-€4m)

We provide short-term bridge loan facilities with a typical duration of 6 -18 months, designed to support transitional real estate opportunities.

Our financing offers up to 75% LTV, enabling borrowers to execute refurbishment, repositioning, or lease-up strategies. These facilities are suited to situations requiring speed and flexibility, with a clear path to stabilisation and/or refinance.

Bridge-to-Term Loans (€1m +)

Our bridge loan facilities are designed for short-term opportunities, with terms typically ranging from 6 to 24 months with a view to transitioning to term finance, all in one facility. We provide funding of up to 70% loan-to-cost (LTC) and cover capital expenditure, refurbishment works, lease-up, and transitional business plans. These facilities are particularly suited to time-sensitive transactions where speed, flexibility, and a clear path to stabilisation are key.

Inventory Loans (€1m +)

We offer bridge-to-sell facilities to support borrowers ahead of a planned disposal or portfolio exit, typically over 6 to 18 months. With leverage of up to 75% loan-to-value (LTV), these loans provide the flexibility to enhance value prior to sale, whether through stabilisation, light refurbishment, or resolving asset-level complexities.

Our focus is on aligning financing with a defined exit strategy, enabling borrowers to optimise timing and maximise sale outcomes.
